Stamp Duty and Registration Charges in Telangana (2026): Rates for Every Deed Type

Registering a property in Telangana costs 7.5% of its value — whether it is in Hyderabad or a village

If you are buying property in Telangana, the government charges you three separate components at the time of registration:

  • Stamp duty — the tax on the legal instrument itself, levied under the Indian Stamp Act, 1899
  • Transfer duty — an additional levy that goes directly to the local civic body, applicable in municipal areas only
  • Registration fee — what the Sub-Registrar charges to officially register the document, under Section 78 of the Registration Act, 1908

For a standard sale deed, these add up to exactly 7.5% of the property value. What changes between an urban city like Hyderabad and a rural village is solely how that 7.5% is split:

⚠️ Important correction to common online misinformation: A large number of real estate websites still publish 4% as Telangana's stamp duty on sale deeds. That rate was formally superseded on 22 July 2021 by G.O.Ms.No.59 dated 20-07-2021, which revised Article 47-A of Schedule I-A to 5.5%. On a ₹50 lakh flat, relying on that outdated number leaves you ₹75,000 short at the Sub-Registrar's counter.

What you actually pay duty on

Before examining individual rates, it is crucial to understand the valuation base. Telangana does not calculate duty solely on the price written in your agreement. It charges on whichever is higher — the government market value or the consideration recorded in the deed.

This is the single most misunderstood rule of property registration in Telangana. If the government guideline value of a plot is ₹40 lakh and you agreed to buy it for ₹30 lakh, you pay duty on ₹40 lakh. If you purchased it for ₹60 lakh, you pay duty on ₹60 lakh. The department will never accept the lower figure simply because it is the stated sale price on your document.

What "adjustable" means, and why it matters: If you pay 5.5% on a registered sale agreement with possession and later execute the formal sale deed on that exact property, that 5.5% is credited and set off against the duty on the sale deed. You never pay twice. However, on a sale agreement without possession, the 0.5% is treated as a separate fee and is not adjustable — it is consumed, and the full 5.5% falls due again when executing the final sale deed.

This is precisely why an Agreement of Sale cum GPA is charged 6.5%: 5.5% acts as advance sale duty and is adjustable, while the 1% attributable to the power of attorney is non-adjustable.

Gift deeds

Gifting immovable property to a recognised family member is the most cost-effective legitimate way to transfer property in Telangana — 2% stamp duty instead of 5.5%.

Who legally counts as a "family member"?

The Table of Fees notified under Section 78 defines family strictly:

"Father, mother, husband, wife, brother, sister, son, daughter — and including grandfather, grandmother, grandchild, adoptive father or mother, adopted son or daughter."

Notice who is excluded: nephews, nieces, sons-in-law, daughters-in-law, uncles, aunts, and cousins. Gifts made to any of these relatives are classified under "other cases" and charged at the full 5% rate.

A settlement deed in favour of a family member attracts 2% stamp duty and zero transfer duty even within municipal boundaries, making it slightly cheaper than a gift deed in GHMC limits. A vital legal caution on GPAs: A power of attorney is purely an agency authorization, never a title document. A registered GPA empowers an agent to act on your behalf; it never conveys ownership to them. Pay close attention to the 20-to-30 year slab. At 15% of average annual rent, it represents the highest percentage slab. Once a lease exceeds 30 years, the duty rate drops to 3% but shifts fundamentally to the full market value of the property instead of rent — causing the total duty to multiply dramatically. Transfer duty is nil across all lease transactions.

In a property exchange, duty is levied strictly on the higher-valued property, never on both properties combined.

The statutory cap on family partitions is among the most generous provisions in the Telangana schedule: regardless of whether a family is dividing ₹50 lakh or ₹50 crore of ancestral land, stamp duty is strictly capped at ₹1,00,000 and the registration fee is a flat ₹2,000. A will attracts zero stamp duty; registering it costs a modest ₹3,000 fixed fee.

Both instruments are charged on the market value of the underlying land or the estimated cost of the proposed construction, whichever is greater. Neither is adjustable against downstream sale deeds.
